The Payment for your reservation can be made either immediately or in two convenient installments:
First Installment: Secure your booking by paying 50% of the total amount within two days of making the reservation.
Second Installment: Complete your payment by settling the remaining 50% of the total amount, and this is due no later than 45 days before your anticipated arrival.
Please note that full payment will be required if booking within 10 weeks of departure.
Cancellation Policy:
Refunds are applicable under the following conditions:
100% refund if canceled from the booking date up to 45 days before the scheduled arrival.
80% refund if canceled from the booking date up to 30 days before the scheduled arrival.
70% refund if canceled from the booking date up to 10 days before the scheduled arrival.
Flexible Bookings:
Up to 3 Days After Booking: Enjoy a three-day 'cooling-off period' after booking your villa, available until 12 weeks before your arrival. If your plans change during this period, we'll provide you with a voucher valid for 2 weeks, ensuring the protection of your deposit until you're ready to rebook.
Prior to 12 Weeks Before Arrival: Need to change your travel dates, the villa itself, or even your destination? No problem! You have the flexibility to do so. Upon payment of the balance, you will receive a voucher code equivalent to the booking value, valid for two weeks. This allows you to easily book a new villa online to match your new plans.
Check-In and Check-Out:
Your comfort is important to us. Therefore, we offer flexibility in check-in and check-out times:
Check-in time is at 14:00 on your arrival date.
Check-out time is at 12:00 on your departure date.
Early check-in and late check-out may be available upon request, subject to availability. If early check-in and late check-out options are not available, you may be able to store your suitcases at the property. This way, you can explore or relax without worrying about them. The property manager will inform you of this at the time of check-in or check-out.

If you’re looking for ultimate privacy and stunning sea views, this is the place. The villa is beautifully designed, with open spaces and modern features that make it feel very luxurious. We loved that the villa is secluded—it’s the perfect spot to get away from it all. The sea access and private boat made it even more special. It’s definitely not your average vacation home. We had the best time staying at Villa Zayas. The villa is beautiful, and we really appreciated how family-friendly it is—especially the spacious bedrooms and the large communal areas. The location is perfect for those who love a peaceful retreat but still want easy access to the best spots on the island. The view from the villa is worth the trip alone. Plus, the private boat allowed us to explore the coastline at our leisure, which was unforgettable.

We spent a week at Villa Zayas, and it was absolutely perfect. The location is stunning, right on the water with panoramic views of Porroig Bay. Every morning, we swam in the clear sea directly from the villa, and the sunsets were breathtaking. The villa itself is spacious and comfortable, with all the amenities you could want. It’s a peaceful, private spot, and we felt truly relaxed. Highly recommend this place for anyone looking to unwind in luxury.
This was our second visit to Vila Zayas and it was just as good as we remembered it from 2 years earlier. The house is well furnished and equipped, the air conditioning being very welcome. Alba and Armando are very attentive hosts without being at all intrusive, and we all really enjoyed our trip. The house is brilliantly located with views across to the sea. Overall we had a lovely holiday, and will return in the future.
Zayas Villa is the perfect location for a great holiday in Ibiza. Very private and safe area. The Villa was beautifully presented, excellently equipped and maintained to the very highest standard. Highly recommended for large family holidays or groups of friends traveling together. The Villa and grounds provides a combination of spaces to ensure that you can be all together when needed and yet have space to enjoy your own company. Our holiday would not have been so successful or enjoyable without her.
If you are a millionaire….just bring your yacht in Es Cubells and rent this amazing villa with your friends….heaven!!!!
