The main floor of the villa spans across 415 m and features a welcoming reception room and a bright and sunny living room with double ceiling height. There is an additional separate television room, a large independent kitchen with a laundry room, a dining room, and a maid’s bedroom with a bathroom. Two spacious bedrooms offer dressing rooms and en-suite bathrooms. All rooms have direct access to the terraces, gardens, and the stunning infinity pool area. On the upper floor, there is an 85 m2 living room-office with a bathroom and a spacious rooftop terrace with a jacuzzi installed, providing an ideal space for relaxation and enjoyment. The 200 m2 basement offers a spacious party room and bar, a full-size pool table, a large gymnasium, various storage rooms, and an additional bedroom and bathroom. The villa also includes private parking and a garage that can accommodate up to three cars.
The private infinity pool measures approximately 10 m x 4 m, offering a refreshing retreat during your stay. In addition, private parking and a garage provide convenient and secure spaces for your vehicles.

Amenities
The Payment for your reservation can be made either immediately or in two convenient installments:
First Installment: Secure your booking by paying 50% of the total amount within two days of making the reservation.
Second Installment: Complete your payment by settling the remaining 50% of the total amount, and this is due no later than 45 days before your anticipated arrival.
Please note that full payment will be required if booking within 10 weeks of departure.
Cancellation Policy:
Refunds are applicable under the following conditions:
100% refund if canceled from the booking date up to 45 days before the scheduled arrival.
80% refund if canceled from the booking date up to 30 days before the scheduled arrival.
70% refund if canceled from the booking date up to 10 days before the scheduled arrival.
Flexible Bookings:
Up to 3 Days After Booking: Enjoy a three-day 'cooling-off period' after booking your villa, available until 12 weeks before your arrival. If your plans change during this period, we'll provide you with a voucher valid for 2 weeks, ensuring the protection of your deposit until you're ready to rebook.
Prior to 12 Weeks Before Arrival: Need to change your travel dates, the villa itself, or even your destination? No problem! You have the flexibility to do so. Upon payment of the balance, you will receive a voucher code equivalent to the booking value, valid for two weeks. This allows you to easily book a new villa online to match your new plans.
Check-In and Check-Out:
Your comfort is important to us. Therefore, we offer flexibility in check-in and check-out times:
Check-in time is at 14:00 on your arrival date.
Check-out time is at 12:00 on your departure date.
Early check-in and late check-out may be available upon request, subject to availability. If early check-in and late check-out options are not available, you may be able to store your suitcases at the property. This way, you can explore or relax without worrying about them. The property manager will inform you of this at the time of check-in or check-out.

Staying at Villa Rocha was an absolute dream. The villa is elegant, modern, and incredibly well-equipped. We spent our days lounging by the infinity pool and exploring the nearby beaches. This was the ideal holiday home for our group. We played golf at Costa Adeje Golf just minutes away and then unwound by the pool in the evenings. The villa is huge, with plenty of space for everyone to relax. The gardens are beautifully maintained, and the coastal views are breathtaking. If you’re looking for a luxurious escape, this is the place!
