Situated long the coastal road leading away from the area of Talamanca beach in the quiet and exclusive residential area of cap martinet, just few minutes from marina botafoch, Lio & Cipriani restaurants, Pacha club.
The excellent location of this newly constructed modern villa, being close enough with a very easy 5 min drive to the centre of Ibiza town immediately offers total peace and relaxation with its views of wooded countryside and of the sea looking across to Formentera.
The villa itself is designed and built on three levels gently coming down the hillside and being newly built is specified to the highest level. Car parking is on the upper level and leading down from this via a wide and generous staircase opens into a huge open plan sitting room, dining area and kitchen.
Fully opening floor to ceiling glass windows wrap around the total floor level on three sides which give full access to the generous sun decks and terraces used for entertaining.
Electronic blinds with intelligent programmed controllers instantly give any required screening to the whole floor level. Large sofa arrangements with 65” plasma television connected to sky sattelitte with bose surround sound music system. Properly specified and installed air conditioning to the whole floor area.
Open plan kitchen and dining area fully stocked and equipped with laundry room, storage and services cupboard and w.c.
Outside sundecks have differing arrangements of high quality outdoor furniture and dining arrangements that comfortably seat 14 people
All the bedroom areas are on the lower floor area again accessed by the feature sweeping circular staircase.
The master bedroom is given its promienance by being situated at the far end and was designed to enable the taking in of the maginificent views beyond.
Large 2.3 mtr bed with 48” plasma television and intergrated d.v.d. and sound system with ipod docks.
Full ensuite bathroom facilities with large walk in shower area.
Large full height in built wardrobe units.
4 further spacious guest bedrooms with double beds, full ensuite bathrooms, in built wardrobe units to each and with sliding windows that individually give access to the private gardens.
Gymnasium facilities. All areas to the lower ground floor have properly specified and installed air conditioning. The gardens lead down to the swimming pool and has further sun decks again which again has high quality double sun beds provided. As would be expected for a property at this level it is made fully secure with its comprehensive security systems.

Amenities
The Payment for your reservation can be made either immediately or in two convenient installments:
First Installment: Secure your booking by paying 50% of the total amount within two days of making the reservation.
Second Installment: Complete your payment by settling the remaining 50% of the total amount, and this is due no later than 45 days before your anticipated arrival.
Please note that full payment will be required if booking within 10 weeks of departure.
Cancellation Policy:
Refunds are applicable under the following conditions:
100% refund if canceled from the booking date up to 45 days before the scheduled arrival.
80% refund if canceled from the booking date up to 30 days before the scheduled arrival.
70% refund if canceled from the booking date up to 10 days before the scheduled arrival.
Flexible Bookings:
Up to 3 Days After Booking: Enjoy a three-day 'cooling-off period' after booking your villa, available until 12 weeks before your arrival. If your plans change during this period, we'll provide you with a voucher valid for 2 weeks, ensuring the protection of your deposit until you're ready to rebook.
Prior to 12 Weeks Before Arrival: Need to change your travel dates, the villa itself, or even your destination? No problem! You have the flexibility to do so. Upon payment of the balance, you will receive a voucher code equivalent to the booking value, valid for two weeks. This allows you to easily book a new villa online to match your new plans.
Check-In and Check-Out:
Your comfort is important to us. Therefore, we offer flexibility in check-in and check-out times:
Check-in time is at 14:00 on your arrival date.
Check-out time is at 12:00 on your departure date.
Early check-in and late check-out may be available upon request, subject to availability. If early check-in and late check-out options are not available, you may be able to store your suitcases at the property. This way, you can explore or relax without worrying about them. The property manager will inform you of this at the time of check-in or check-out.

This place is fantastic! A great house, good beds, good kitchen, etc. The pool is very nice. The location is calm and relaxed but at a short distance to all interest points of Cap Martinet, local beaches and marina. I recommend to hire a private chef and a yacht. A real recommendation!

The villa is gorgeous and the views spectacular. In fact we only left the villa to ‘top-up’ the larder and wine cellar.
The owners of the villa have spent many years developing their property – and it tells.Beautifully laid out; very nice rooms; great pool with magnificent views; and well appointed.
