Villa Niko is only 2.5 kilometres to the family friendly and relaxed resort of Santa Eulalia with many restaurants, bars and shops; and just 2.7 kilometres to the beach. Villa Niko has a lovely feel in a great location up a hill with wonderful views and so easy to get to restaurants and the beach. Great outside dining area and large pool. We would suggest that anyone who is over 6 feet tall may find the ceiling heights a bit low. Steps from the house to the pool so may not suit everyone, but with the steps you get the fantastic views from the outside dining area.
Located in the middle of a hill, with lots of sun and surrounded by trees, this beautiful typical Ibizan style house has a nice garden and pool area.
The house has a living-dining room with air conditioning and a kitchenette. It also has a double bedroom with a 1.50 x 1.90 m bed with air conditioning and an en-suite bathroom with shower, a bedroom with two 0.90 x 1.90 m single beds with air conditioning and an en-suite bathroom with shower and a third double bedroom with a bed 1.35 x 1.90 m (without air conditioning). Bathroom with shower located in the corridor.
A large porch with a dining table, sofa with views of the valley and the sea in the distance. Large pool, sun loungers, outside shower. Built-in and portable barbecue. Fenced farm.
The outside dining area is on the same level so that you benefit from the wonderful views that sweep across the countryside to the sea, to the back of the house are pine trees. A few steps to the side of the house is another seating area.
The villa is only 3 kilometres from the large family friendly resort of Santa Eulalia where there are many restaurants and traditional bars and cafes to choose from. The nearest large supermarket, Mercadona, is 3.5 kilometres. The beach at Santa Eulalia is 4 kilometres. There is a lovely promenade that stretches a few kilometres from one end of the resort to the other. The nearest beach is at Playa Niu Blau (3.5 kilometres), a lovely small sandy beach where there are a couple of beachfront restaurants; the more modern Pura Vida and the more traditional Restaurante Niu Blau.

The Payment for your reservation can be made either immediately or in two convenient installments:
First Installment: Secure your booking by paying 50% of the total amount within two days of making the reservation.
Second Installment: Complete your payment by settling the remaining 50% of the total amount, and this is due no later than 45 days before your anticipated arrival.
Please note that full payment will be required if booking within 10 weeks of departure.
Cancellation Policy:
Refunds are applicable under the following conditions:
100% refund if canceled from the booking date up to 45 days before the scheduled arrival.
80% refund if canceled from the booking date up to 30 days before the scheduled arrival.
70% refund if canceled from the booking date up to 10 days before the scheduled arrival.
Flexible Bookings:
Up to 3 Days After Booking: Enjoy a three-day 'cooling-off period' after booking your villa, available until 12 weeks before your arrival. If your plans change during this period, we'll provide you with a voucher valid for 2 weeks, ensuring the protection of your deposit until you're ready to rebook.
Prior to 12 Weeks Before Arrival: Need to change your travel dates, the villa itself, or even your destination? No problem! You have the flexibility to do so. Upon payment of the balance, you will receive a voucher code equivalent to the booking value, valid for two weeks. This allows you to easily book a new villa online to match your new plans.
Check-In and Check-Out:
Your comfort is important to us. Therefore, we offer flexibility in check-in and check-out times:
Check-in time is at 14:00 on your arrival date.
Check-out time is at 12:00 on your departure date.
Early check-in and late check-out may be available upon request, subject to availability. If early check-in and late check-out options are not available, you may be able to store your suitcases at the property. This way, you can explore or relax without worrying about them. The property manager will inform you of this at the time of check-in or check-out.

We had a great time and really liked the villa. We thought it was one of the nicest we stayed at given its location and layout. Pool was great and all the furniture, loungers and so on were more than adequate, there really was nothing to complain about at all!
